Information We Collect
These are generic website and service-request terms. Any job-specific scope, price and permit route are set in writing for that job.
Permits are handled through the City of Los Angeles Department of Building and Safety (LADBS) for Terms of Service addresses in the City of Los Angeles. A full roof replacement in the City requires an LADBS permit, and the repair-versus-reroof line and permit fee are confirmed with LADBS for each job. If the address is on the Burbank side of Toluca Lake, the permit goes to Burbank Building & Safety instead, not LADBS, and that routing is checked before work is scheduled.
How We Use Information
For a single-family reroof in California Energy Commission Climate Zone 9, the Title 24 Part 6 alteration values sourced for the Valley are aged solar reflectance 0.20 and thermal emittance 0.75 (SRI 16) on steep slopes over 2:12, and 0.63 and 0.75 (SRI 75) on low slopes — but the zone and the product must be confirmed for the individual parcel and permit, and City of Los Angeles Green Building Code values are stricter in some summaries, so the permit paperwork, not a marketing page, settles the product. A CRRC-labelled product is required where the LADBS cool-roof rule applies, including residential replacement of more than 50% of total roof area.
Where a parcel is in a Fire Hazard Severity Zone, the re-roofed portion must be an approved Class A covering, and wood shake or shingle coverings are not approved anywhere in the City of Los Angeles under LABC section 1504.1. Toluca Lake itself was not found on the LAFD Very High Fire Hazard Severity Zone community list, so fire-zone status is checked parcel by parcel through ZIMAS and the LAFD Fire Zone Map rather than assumed from the neighbourhood name. Surviving wood shake is treated as a removal-and-replacement job, never as a new wood-shake installation.

Re-roof work in the City must be over solid sheathing, and if at least 50% of the total roof area is re-roofed within a year, the entire roof must comply as an approved Class A, B or C covering or an approved non-rated covering. With spaced sheathing, the old covering comes off and minimum half-inch CDX or OSB sheathing is installed, and the 2025 code section for reroofing is LAMC section 91.1512 (CBC section 1512), not the older 91.1511 numbering that still circulates in secondary guides.

Rain in the Valley is concentrated from November to March, so leaks most often reveal themselves at valleys, kick-out flashing, chimney and wall flashing, and tile underlayment during the first winter storms after a long dry summer has cracked sealants. That is why a stain on a ceiling rarely sits directly below the entry point, and why tracing a leak means walking the roof and the attic, not just patching above the stain.
The private 6-acre lake is owned by surrounding homeowners and is not public access. A notable local landmark is the Bakman House, Historic-Cultural Monument #869.
Data Sharing and Disclosure
Every job starts with an inspection of the actual roof, photographs of what is found, and a written scope before work starts. The permit route — LADBS for City of Los Angeles addresses, Burbank Building & Safety for Burbank-side addresses — is confirmed for that scope, and the covering is specified for the parcel's fire-zone and cool-roof position, not from a generic list.

Valley heat and ultraviolet exposure, not snow, are the ageing forces here, and Santa Ana wind is the sudden one: Burbank Airport recorded gusts of 84 mph on 7 January 2025, and the Van Nuys–Burbank corridor was forecast to be hardest hit in that event. Heat-baked shingles lose granules, curl and grow brittle, especially on south slopes and on older homes without modern attic ventilation, while wind lifts tabs and ridge caps and drives debris into valleys and gutters.
